Path to Homeownership: Does Your Agent Sell HUD Homes?

There are many characteristics that contribute to being a GREAT agent. In my opinion, one of the mostHUD Home Free List important characteristics is EXPERIENCE. Through experience you gain the knowledge necessary to understand the process of any type of real estate transaction. I am also a HUGE advocate for training and obtaining designations because you need to gain the basic and detailed information. However, nothing is more educational than you actually going through the process that you have trained for. 

Many buyers want to know what is a HUD Home. The answer: HUD is the U.S. Department of Housing and Urban Department and HUD Homes are acquired single family residence properties from foreclosed FHA-insured mortgages. Once HUD obtains the property, it is their responsibility to then sell the property. 

There are many advantages to purchasing a HUD Home. One of the BEST thing about purchasing a HUD Home is that their number one goal is to attract owwner occupant homebuyers! Their system is set up for FHA First-time homebuyers. The first 30 days of the listing being on the market, it is blocked for owner occupied, first-time homebuyers and non-profit organizations. The first 7-10 days of the HUD home being listed is blocked for bid submissions and no decision will be made during this time. This gives HUD Home selling agents ample time to view the property and for homebuyers to make an informed decision on if they would like to submit a bid. 

In the Central Valley, many of the homes on the market are experiencing multiple offers from cash buyers, who can close in a short period of time. This is a big factor as to why FHA Homebuyers are not awarded the winning bid. 

Is your agent a HUD Home Selling Agent? In order for an agent to submit an offer on a HUD Home, they are required to be an approved HUD Home Selling Agent. So, when interviewing agents...The first question that I would suggest that you ask is if they are a Central Valley HUD Home Selling Agent. The second quesion, I would suggest that you ask is if they are an experienced Central Valley HUD Home Selling Agent

When home searching it is important to have options and to choose a buyers agent that has access, knowledge and experience in those options. One of my goals when I became a real estate agent, was to sell HUD Homes. Now, that I am an experienced and approved HUD Home selling agent...I have the capability to give my clients the utmost homebuying experience.
