The new year stated out with an adsorption rate for Beaverton real estate market of 7.0 months of inventory.

Within the first half of 2012, the Portland Metro is now down to 3.9 months of inventory.  

As this Beaverton Real Estate Market Report shows, the market has changed and inventory has decreased substantially and dramatically.

The above chart shows the average price of Beaverton real estate for the past four months. The Beaverton real estate used for this market report is based on "DETACHED" properties -- excluding condos/attached homes/townhomes.  I used short sales and foreclosed properties in Beaverton.

My Advice To Buyers Looking at Beaverton Real Estate

With interest rates still low and interestingly the average price is down over $10,000 from last month, it's a great time to look at Beaverton real estate.   If you are looking to buy a home just now that at this point in time the inventory is low and buyers are out looking at Beaverton Real Estate. If you're serious about buying Beaverton real estate you will need to be prepared:

Carla, I was surprised at the numbers. Your market changed quickly from a buyer's market to a seller's market based on the absorption rate. Homeowners must have decided it is a good time to sell since your inventory is way up, as are sales so there are enough buyers. I am surprised though that the home values have come down slightly. With these home values "so low" (compared to our CA market) do you find that there are more Californians buying vacation homes?
