1. Create a buzz. Put the house on eBay and YouTube.
2. Create a buzz in your own neighborhood by connecting with the other people's open houses, etc.
3. Rent a wide angle lens and take pictures on a sunny day.
4. Offer the buyer a goody bag, such as, pay their taxes for a year, closing costs, lawn services, maid services, etc.
