Everywhere I go I get 100 questions(HOW, WHY, WHAT, ARE YOU CRAZY...,etc.) since I am one of those "kooky" agents that do Short Sales....yes; it is my team that will take Center Stage on a Delinquent Seller's Doorstep having been beckoned to the home of our next Short Sale listing...Once we get them up and running like any other listing; the true fun begins....

Explain all the details, when was your last Payment; Regular listing Paperwork, 3rd Party Letter, Stating Hardship Letter, Required Addenda from each Lienholder, Mortgage Forgiveness Now Act, IRS 4506-T, Last 2 Bank statements, Last 2 Tax Returns, Lasts 2 Paystubs, Bank Estimated Proceeds, HOA information....AND A PARTRIDGE IN A PEAR TREE.....
So you must understand after all that work and we get a good offer, explain all the details have a wonderful, ready, able buyer/seller & close to bank approval...it BITES MY BEHIND...when I get a note from our seller....
Phone Call to Me: "I know that we make good money and I know the Bank is willing to forgive $50K in loss...BUT; I dont want to pay ANY money to the bank, I AM MAD AT THEM...." says Mr. Seller...
$500-1000 should not interfere in the big picture of wiping out a $50K loss Mr. Seller…Let’s keep focused on The Big Picture Here…
