If buyers get the feeling that the house they are looking for is just not on the market yet, they can understand why by looking at the June 2012 Market Report for New Castle County, Delaware. There are more than 25% less properties available to look at than there were a year ago.
And if you ask why that is, look at the median sales price--for the year to date, that price has dropped from just over $198,000 to just over $179,000. Because of the lower prices and the smaller market to choose from, sales contracts were up almost 14% in June, and almost 30% for the year to date. So, as usual, good news and bad news, depending where you are in the process.
