Nineteen new homes came on the market this week - from $339,000 in Wilmette up to Winnetka & North Shore Homes for Sale$3,375,000 in Winnetka.  I saw many of them this morning during Tuesday Broker's Tour - even though the heat is predicted to go over 100 degrees today.  A good day for solid air conditioning.

I saw homes that were overpriced - beautiful homes in great areas, but overpriced nevertheless. Another new home came on the market this week priced higher than it had been a year ago. I am never sure why this is a good idea, in fact, I'm sure it's not.  Although sales have been steady throughout the spring and into early summer, prices have remained steady.  There have been many instances of multiple offer situations, but rarely does that mean that a buyer will pay over list price.  

The new home in Wilmette for $339,000 is an excellent value - good school district, updated, with a nice back yard.  The downside is that it has no garage - but there is space for a two-car garage which would cost between $10,000 and $20,000, depending on size and construction.  Still an excellent value.

Several of the homes priced over $1 million were, in my opinion, overpriced.  I have my doubts that they will sell before school starts unless they have some quick price reductions.

Hi Margaret, it sounds as if buyers need a solid Real Estate pro working with them and I know you'd be the one to call. I also am not a big fan of overpricing homes  - can't figure out for the life of me why other professionals do it...if it's just to get the listing...good luck. I'd rather start out being up front and realistic, that way nobody is  bitter down the road.

I completely agree with you with the overpricing...I don't understand it and not sure why they think it works. All real estate professionals have access to the same comparables, so buyers are usually informed.

Debb  and Patty - all agents iin a particular area do have the same comps at hand - I don't know why they are overpriced.  Could be wanting the listing, could be seller pressure.  Whatever it is, it could cost them in the end.
