Most Home Owners think that Listing your home will mean an automatic sale. It is not quite as easy as placing a "For Sale" sign in the front yard and your agent placing your listing in the MLS and on a wing and a prayer you HOPE it sells. Here in New Hampshire Home Owners are learning the "SECRET" to Selling their home quickly and at the Best Obtainable price. Not every agent who gets a license to practice Real Estate becomes a successful Listing Agent.
Before Listing your home you should know that the Buyer Agents are getting in line to battle you as soon as your home hits the market. You may think "battle" is a strong word but much like the Yankees vs Red Sox rivalary, Buyer agents are gerared up to wage war against Home Owners and their agents to get their buyer the best deal. This is not for bragging rights but it could be for tens of thousands of dollars all the way to whether your sale will even close.
WHAT IS A HOME OWNER TO DO? Simply here in New Hampsire they are listing with me... Now as the moans and groans subside I will share with you what it takes to get a sale to close and what it takes to make sure the home owner/seller is satisfied and happy after the sale.

PRICING: After choosing the best agent the next most important thing is pricing your home at or near market value. The seller will want the home priced low enough to attract the most potential buyers but not so high they do not have any room to negotiate. Over pricing a home can lead to no potential buyers and under pricing could cost you tens of thousands of dollars for no reason.
MARKETING: The next step is if no one knows your home is for sale, they cant see it and therefore can not mnake you an offer. Advertising is one medium but marketing on various sites, blogs and relocation companies is the wave of the future.
THE OFFER: Once you have buyers coming through your home, you should expect offers. Every offer should be countered no matter how low or how bad. Once again service will make me stand out as I guide my seller through each step of the negotiations outlining the pros, cons and any advantages to get the home under contract in a manner satisfactory to the seller.
THE INSPECTIONS: After the offer is acceptted, within the next 7-10 days the buyer will have a home inspection. It is important for the listing agent to be there to get a first hand guage on anything brought up in the home inspection and assist in getting it rectified quickly and to everyones satisfaction.
THE APPRAISAL: It is very important that the listing agent be there for the appraisal. Too many appraisals are coming in too low as over cautious apprasers miss vital facts with the home that add or affect to value.
THE BUYERS LOAN PROCESS: While waiting for the buyers mortgage to get approved, it is all so important that the listing agent keep track of the process and dates on the contract. It is wrong for the listing agent to take a stand to wait and not get first hand and frequent updates on the buyers agent.
THE CLOSING: Once everything is approved and we get the clear to close, the work is not over. Arranging the seller to be out for closing, checking the closing numbers to make sure they are correct and conducting the final walk through are all duties I assist with. Lastly I attend every one of my closings to see the deal to it's close.
