Why Did You Raise The Price Of This Lakeland Florida Short Sale?

The other day I had a call from a prospective buyer who was watching my listing on one of my Lakeland Florida short sales like a hawk.  This buyer called and said that,”I thought prices were coming down in Lakeland Florida, why did you raise the price on this property?”

Well, Mr. Buyer! This home is being offered as a cooperative short sale and the lender told me that the price of this home will be X amount regardless of what the property’s actual asking price may be at the time when I listed the property.  This is actually quite common amongst short sales in Lakeland Florida after the seller’s lender has done their evaluation process.

As a Lakeland Florida short sale agent, I always recommend to base an offer on the true value of the home and not be so much concerned of the listing price.  Have your buyer’s agent do a comparable market analysis or have an appraisal done.  Then make an offer and arm yourself with those aforementioned supporting documents when presenting your offer to the seller’s listing agent.

Quiet frankly, when it comes to Lakeland Fl homes listed as short sales, 9 out of 10 times are good deals as long as it is priced right and are in good condition.  These homes will not stay on the market for a long time and you can expect listing agents responding to give your highest and best offer.

Next time when you watch a short sale in Lakeland Florida like a hawk, please consider that when you like a home don’t wait too long. I would not put so much weight on the asking price, it’s the true market value of a Lakeland FL short sale I would consider the most.

Petra,  good advise to buyers looking to purchase a short sale, sometimes if it seems to good to be true it is. They really need to do their homework before presenting an offer.

This happens a lot with short sales.  You get an offer with full list price and it ends up back on the market higher because the lender wants more.  Just the nature of the beast.  This is good advice for buyers agents to counsel their buyers and be aware of.

Petra, knock on wood I have been very good with pricing my short sales so the bank concurs with my prices so far but there will come a day where that is not so.  Buyers need to understand a price is just that a price not what the bank sees it at...working with a Lakeland Fl short sale agent gives credence that the right path is there for them...best of luck Petra!  Congrats on the feature.

Petra -- when the market first changed I saw some really good prices on short sales if the buyer was willing to wait.  Today, it is a different market.. Properties are going for market value and the wait is very long.

Petra, this is a huge misnomer with people buying short sales. They think they can offer whatever and it will be accepted. NOT!

Petra: The lender is in charge as to pricing. My last one, I handed in the comps, an offer that was slightly higher, and the short sale packet and they accepted it. And they accepted it. If I had gone low? They most probably wouldn't have accepted it. And it was still a good deal!

Hi Petra,

There are lots of strategies for getting the first offer on a short sale.

The most annoying is the "bait price", which is so low that everyone but the buyer knows that it will not close at that price.

One agent in my office starts purposefully HIGH, so the bank will have a track record of what it did NOT sell for before accepting an offer!!!

People think they are going to get a bargain?  Have them think again...  Nobody is giving away anything.  This woman sounds like she will only buy if she thinks she is "stealing" the house.  I've dealt with a ton of people like that.

Petra, buyers definitely have to do their homework and come armed with substantiated data when making an offer. Will this normally turn the bank around if the buyer comes in with an appraisal at a lower price?
