1) Get pre-approved.

4) CMA on pricing, Determine the fair market value offer you want to make
5) Put your offer (contract) together
6) Acceptance of your offer.
7) Select an inspector
8) Choose a title company
9) Activate your Homeowners insurance
10) The closing process
STEP SIX: Acceptance of your Offer. The Offer you have now made on the home you fell in love with has been presented to the Sellers of the home. In your offer you have set a deadline in which they need to reply to you on your offer. You are presenting a Fair Market Value offer with fair contingencies.
Most likely, not always, but most likely they will offer you a counter-offer to your offer. Normally you will take approximately 24 hours or less to take their counter offer into consideration.
Hopefully, the first counter offer to you from the sellers will be within reasonable parameters and you will accept it. If it does not then you will present a counter offer to the Sellers on their counter offer. The Realtor that you hired will be good at negotiations and work strongly on your behalf and at the same time being fair to the Sellers of the home you love.
It is important to remember to try and remain as calm and level headed as possible during the negotiations. People who become to "emotional" during the negotiations sometimes have a difficult time remaining rational if things become too emotional. This is a business transaction and all sides to the transaction need to remain PROFESSIONAL. The Realtor that you hired to work on your behalf, above all else, needs to remain ETHICAL AND PROFESSIONAL.
Once both parties have reached an agreement on the offer it is important to get all documents signed by both parties as quickly as possible. The Official Date of being "Under Contract" begins once the Agreement of Sale has been duly signed and dated by both parties. It is important to get a duly signed copy to both parties asap.
Time is of the essence in Pennsylvania. Now that your offer has been accepted it is imperative that you adhere to the dates of the requirements of the Contract. For example, The Agreement of Sale reads that Buyer will apply for their mortgage within 10 days of the date of the signed Contract so if you have not done so already, you will need to make your formal application with your Mortgage Company, getting them a legible copy of the signed Contract at the same time.

Over the next several weeks you will be working closely
with your lender (Mortgage Company/Bank) also.
There will probably be numerous requests from your
lender for additional documentation, as their underwriters
require it. Your lender also has a timeline that needs to
be met and it is important that you supply all
documents that have been requested in a timely manner.
Your Mortgage Committment to the Seller is a very
important item, to you as well. This confirms that you
are able to obtain a Mortgage to buy the home and
assures the seller, who has been on pins
and needles up to this point, that you can obtain a
