Market seems to be cooling off a bit while the temps skyrocket. Ada County reported some good news today however, according to our local MLS, New housing starts are up 65%(612 new homes sold) compared to the first 6 months of last year. Canyon County is up 68%,(121 new homes sold) from last years first 6 months.
That's good news as we still have less than 6 months of inventory, keeping it a sellers market. However, it seems like a lot of buyers are "cooling off" to the idea of dealing with multiple offers and not getting a screaming deal since a lot of sellers are taking advantage of the upswing. Be careful though sellers, you can get a better price than before, but agents and sellers, compare Apples to Apples if you know what I mean.
I know of a house in my Sub that is priced exactly as a comp that just sold. Problem is, it does NOT even compare. So it will sit. Oh well. they are out there. And keep in mind, it still has to appraise!!
