It's not an exact science helping people buy and sell homes, but there can be hurdles along the way. We are probably one of the few industries who do not get paid until the end of the service- as you can see, sometimes we don't get paid at all.

"I know that you told us to call YOU with questions on any homes we see...  but I saw one that looked AWESOME!  You said you were in appointments all morning, so I called the agent on the sign.  He was actually IN the home, so he let me in.  I loved it so I wrote the offer with him and got it accepted.  Sorry!!"  -  Don't do this to your Realtor®.  We work hard to help you.  Have some loyalty peeps! 

 

"I can't wait to show you the new car I just bought!!  I'll bring it to closing next week.  What?  Yeah.  I financed it. Why?"  -  Changing your financial/credit status can (and probably will) kill your ability to get financed.

 

"Hey Jared.  I just got offered the job of a life time!  I start Monday.  Yeah.  I quit my old job.  Why?"  -  Switching jobs can also kill your ability to get financed. 

 

"I want to offer 50% of list price to see what happens."  -  Unless the home is listed at 200% of it's fair market value, don't do this.  It's just not a wise move.  The days of getting the deals like this are gone.  Even with foreclosures.

 

"I know that we agreed last week to list the home for $150,000, but after talking it over with my husband, we want to list at $175,000 to see what happens."  -  Listing MUCH higher than market value just doesn't make sense.  What will happen is that your home will sit with no showings and you will become frustrated. 

 

"I know that we are under contract to buy the home, but we decided we don't want it anymore.  Sorry."  -  Once you are under contract, you can't back out of the deal without a valid reason, such as a financing issue or if some major items come up during the inspection.  If you don't perform, you open yourself up to a possible lawsuit.
