May 2012 Condo Sold

We all know the condominium and townhome market has taken the hardest hit in the Highlands Ranch real estate market. However, here in 2012 we're seeing signs of improvement. Seller's are listing their properties again as illustrated by the 25% increase of listings over May of last year.

And when we look at sold data you can see a significant spike in the number of condos and townhomes sold in May 2012 vs 2010 and 2011.

We love seeing a 105.6% increase in the number of condos and townhomes sold for the month and 45.8% year to date. Let's hope this trend continues.

And while these statistics show us that the number of days on market are up a smidge the absorption rate, because of the reduction in listings on the market, is down significantly. From an average of 9.1 months of inventory in 2010 to 2 months inventory this year, that fewer listings on the market have helped condos and townhomes catch up leaving a reasonable amount of homes on the market for buyers to choose from.
