Davidsonville MD real estate

Davidsonville, Maryland, is not your typical suburbia, in spite of it's proximity to Baltimore, Annapolis and Washington, D.C. It’s a community with agricultural roots that maintains its character with expansive views of rolling hills and fields dotted with occasional homes and neighborhoods. The only major retail establishment is Homestead Gardens, a world-class plant nursery and growing center; yet residents have many options for shopping and dining in nearby Annapolis, Bowie, Crofton, and Edgewater - less than 15 minutes away.

Parks

Davidsonville Park, located on Patuxent River Road about a mile from this home, offers lighted fields for organized sports, picnic areas, pavilion, paved trail for runners and walkers, playground, concessions stands, restrooms, and access to the Patuxent River for fishing or launching your car-top boat.

Riverwood Park may be the best kept secret in Anne Arundel County. It's located within the Patuxent Manor subdivision, off Patuxent Manor Road at the end of Morgan Road.  With its playground, tennis courts, basketball court, biking trail, and walking/jogging path, it's a popular destination for many residents of the Patuxent Manor neighborhood.

Schools

Neighborhood children attend Davidsonville Elementary, Central Middle, and South River High. These schools are among the best of the best in a state where public education received its fourth straight number one ranking this year from Education Week, College Board and Newsweek. In fact, South River H.S. has achieved a Maryland.Blue Ribbon School designation!

Homes

"Upscale" would describe most of the neighborhoods and homes in Davidsonville, where the lot size for most homes is 2-10 acres and prices often approach or exceed a million dollars.  There's just one exception to this in the 21035 zip code:

Patuxent Manor is a community of about 275 homes where lot sizes tend to be 1/3 - 1/2 acre and homes sell for less than $300,000. It's a stable neighborhood with little turnover, so you'll feel like you've just won the lottery if you're the lucky buyer of this new listing:

1529 Manor View Road

This 3 bedroom home on 1/3 acre is priced at $364,900. Arched doorways in the main living area add architectural interest and custom plantation shutters dress the bow window.  There are hardwood floors in the living room, dining room, hallway, and small bedroom... and the look is continued to other areas with laminate flooring. Walls throughout the main level have been freshly painted in neutral colors, and there are many recent updates, including the roof, furnace, water softener, washer, dryer, main electric box, main level electric outlets, and recessed lights. In addition to the 2-car garage with a large extension in the back, there is a garage-size storage shed in the back yard - a contractor's dream!  Since this outbuilding has electricity, the possibilities for its use are endless.

This community is located on Central Avenue (Rt. 214), just inside Anne Arundel County and a straight shot to I-495 (The D.C. Beltway). This is the time of year when military personnel are relocating, so let me mention that It's only about 15 minutes to Andrews AFB and the U.S. Naval Academy, and 30 minutes to Fort Meade/NSA.

Winston - We've had some Florida-like weather up her lately.  Hope you're enjoying the "Sunshine State."

Cindy - Thanks, Cindy.  'Hope you'll think of this home for your military relo buyers headed to Andrews... SO convenient!

Michael - This seller has done nearly everything I've asked and he deserves a quick full-price sale.

Dorie - This is a great little neighborhood in such a convenient location.  People relocating to the area probably don't even know it exists... maybe post this will help them find it.

Jared and Amanda - Thank you.  I hope there's enough information here to help a buyer find the community and make an appointment to see this home.

Still waiting for that Activerain "Google Juice" to kick in.  It seems to be a little slower than usual today.

Be reminded....The outside of a home is just as important as the inside...I saw myself loving it all and my meals being served on that back porch with a hammock close by....

This really sounds like a terrific place to call home.  Quiet and tranquil yet all the action of the large cities very close.

Richie - This home has a lot to offer its lucky buyers!  Thanks for your comment!

Fernando - This community is such a "secret" from people relocating to the area.  I hope some prospective home buyers find this post so they will tell their agents about it.

Laura - I have to give credit to Kathy Ward for the photos. She does a great job, doesn't it.

Wandnna - Thank you!  There is so much more to choosing a new home than finding a house.  The neighborhood can make or break a sale, can't it?

Chris and Dick - You're right.  It is unusual to find this mix!  That's why this home is so special.

Ronald, thank you!  Where are all those home buyers who want a big workshop?  The contractor who gave us an estimate for pre-sale home inspection repairs said that he would put a garage door in the back of the attached garage, so you could drive a truck right through the garage and back to the garage-size shed for loading tools, supplies, antiques, etc.

Andrew - Staging makes a big difference, doesn't it?

Joan - Thank you!  Davidsonville is so different from the typical suburban communities.  No townhomes, condos, or apartments... just detached homes on large lots.

William, I think we're all feeling the pressures of BUSINESS!  Ain't that grand?  Glad to hear from you, and I'll have to hop on over to your blog, as well.

Hey, Pat - Miss you.  I don't know how you have time to do any business with all the AR reading you do... Thanks for featuring this in your weekly post.  We'll have to catch up in fall, if not sooner.  By the way, your wonderful descriptions of listings always make me want to go see them... you're a huge inspiration!

Ed, Thank you.  And shame on me for not doing this with all my listings, right? Hopefully this will be a template for future listing brochures.
