Our inventory is down also.  We spent the morning going door to door in our busiest area getting listings.  Came away with 4 new ones in just 2 hours but we are still 25 more short for the pace they are selling at this month.

The market in Greeley almost mirrors the market in Sacramento in that most of our homes are selling under $300K, too. That seems to be a very popular price point among first-time home buyers. Would you say that first-time home buyers are driving the market in Greeley, Colorado?

Dick very interesting that in the $100k-$200k you have such a large inventory. It makes me think this is your  price range for first time buyers who lack the confidence, unlike the repeat buyers who are ready but lack the inventory to choose from!

98.5% of list price is great! Things have improved in MN as well and quite a few that I have assisted with have sold with mulitply offers and some over list price. Lower inventory is helping.
