Despite the shift in prices over the last 6+ years, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 65 homes sell in June 2012, 6 more than in May (59). Here’s a summary of the real estate activity (these MLS summary data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market shifted upwards in June, primarily due to a large increase in detached home sales; 28 (43%) of the home sales were cash.   Average sales prices also shifted down for detached homes but increased, although modestly, for attached. Buyers are still negotiating for their homes, averaging 4 – 5% off list price.

40 La Jolla homes (11% of the total) had a contingent status at the end of June (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 351 La Jolla homes on the market at the end of June, down about 3% from May. This translates into an inventory of 6.6 months for detached homes (down from 7.2 last month), and 7 months for attached (down from 7.2 months in May), based on the rate of sales over the last 6 months.

87 homes entered the La Jolla real estate market in June, down by 4% from May, with 51 homes going pending, also down, by 23%, from May pendings.
