Find A New Buyers Agent, I Can't Find You A House!
I recently and many times over the years run into the home buyer you can't find a home for. As a buyers agent, my team and I do everthing in our power to get all the neccesary information in place for a smooth transition. We help to get you:
1) Pre-approved with the bank.
2) Set up your home buying criteria in the MLS so you are getting only the homes that match your criteria.
3) We sift through the list to determine which houses are regular resales, short sales and foreclosures.
4) Set up your showings in order for best time and gas efficiency.
5) Get feedback from buyer on what they like and did not like about property.
6) Pick homes for client and ask if they would like to see the homes as soon as they go on the market.
7) Give advice when making an offer so theirs can be accepted when multiple offers are submited on hot propertties.
8) Go over monthly payments amounts with buyer and bank before offers are submitted .
9) And much, much more.
After you have shown over 10 homes to client then you need to reevaluate: Does this buyer really know exactly what they want? After you show 20 homes, you need ask them if they really want to buy right now. After 25 homes, you need to tell them to find another agent because they are now wasting my time and the buyer really doesn't know what they want. Many may say, "Marcus, that's not the right approach", but I disagree. Time is money. I run a business and I have other clients that need my assistance on the selling side as well. Also, I love my family, I like being at home most of the time. You start to question the meaning of life when you drive without purpose around town showing houses to someone who is mentally incapable of making a decision on a house and making an offer.
Even if if they make an offer and theirs get accepted, then you ahve to deal with the home inspection. If they were extremely picky when looking for a house, get ready for them to be a nightmare when going over the the home inspection report. They most likely will want to get out of the contract and then you have to start all over again. Hell no! You as a buyers agent don't have to take this. You have right to run your business the way you want to run it. The Kenny Rogers song says "You've got know when to hold them, know when to fold them". Give your self a break and let them go... Walk away. God will provide in another way through a new or old client. So make that call today to that time-sucking, selfish, self-centered, negative, picky client today. Tell them: FIND YOURSELF A NEW BUYERS AGENT, I CANT FIND YOU A HOUSE!
