What does it take to sell a home in Fairfield County, Connecticut? You might be surprised! There are so many steps that it is not possible to list them all in this post, but some of the key steps are shown below:

MLS Listing

Prepare ZipForms listing paperwork

Measure rooms for MLS room dimensions

Take High Dynamic Range photos for Internet and print marketing

Go over inclusions and exclusions in detail with client for Inclusions/Exclusions Addendum

Discuss showing times and instructions

Obtain electronic keybox and install

Make sure “For Sale” sign is installed and add my sign rider with QR code for photos and information about the listing

Marketing Materials

Create property brochure in print and PDF formats

Put a copy in DropBox for easy access

Internet Marketing

Create Featured home on www.blackrockhomesforsale.com

Create new listing on Postlets

Put Postlets widget on ActiveRain

Put Postlets widget on www.blackrockonline.org

Post New Listing on ActiveRain – main blog

Post New Listing on ActiveRain – outside blog

RealBird – create listing

RealBird – create Virtual Tour and put on MLS

RealBird – put map and slideshow on one page on ActiveRain

Create newspaper ad for Raveis

Post Realbird listing on Craigslist

Post Realbird listing on Google+

Post Realbird listing onTwitter

Post Realbird listing on Linked In

Post some photos from listing on Pinterest (link from my site)

Facebook – link from www.blackrockhomesforsale.com to Black Rock CT page

Facebook – link from RealBird to Real Estate page

E-Mail Marketing

Send out Constant Contact e-mail to my 500+ subscribers with new listing photo and link to online brochure

Send out e-mail blast to the 85 agents in my office and to agents in other Raveis offices (over 600 e-mails)

Send out e-mail blast to my Outlook contact file of over 300 agents

Binder

Send signed binder & Binder Entry form to buyer’s agent

Fax to seller’s attorney:

  • CMLS listing

  • Signed binder

  • Signed property & lead disclosure

  • Copy of deposit check

  • -Binder Entry form

Memo to Office Administrator

  • Binder Entry form

  • Original of signed binder (or faxed copy if done by fax)

  • Original of signed disclosures (or faxed copy if done by fax)

  • Copy of deposit check

Mark the property as Under Deposit in the MLS system within 24 hours of signed offer

Inspection

Schedule inspection & arrangements (calendar item)

Radon equipment removal (calendar item)

The home inspection-resolve any issues, document & communicate information to seller’s attorney

Contract

Confirm signing of purchase/sale contract by the buyer & note specific dates (mortgage commitment, closing, etc.)

Request Resale Certificate (seller – condos/co-ops only)

Change MLS property status to pending (off market date = contract signing date)

Mortgage

Monitor mortgage commitment process & confirm receipt with the buyer’s agent

Attend appraisal & provide recent sold comps

Check with buyer’s agent to ensure property appraised out

Moving Checklist

Create customized Moving Checklist for client and send

Closing

Week before close call seller attorney’s office & confirm closing is on schedule

Confirm with seller to call for a final oil tank reading & to notify the closing attorney.

Remind seller to cancel all utilities (for after walk thru)

Inform buyer’s agent of dates for utility cancellations so buyer can activate the services

Review with seller when & where the closing will be.

Walk through

  • Confirm with buyer’s agent when walk thru is planned & pick up lock box.

  • Arrange with buyer’s agent key, garage door, security codes & other misc exchange.

  • Take photos of issues

Gail: That's quite a list. It would be interesting to keep adding to the list as new items came up. We do so much more. For example, I had someone park a trailer on my listing's property, another one was broken into, a third one has a tenant, etc. These type of things come under a different category like "Keeping on eye on your home because you have moved away already."

Wandanna - I was surprised by the Feature.  So many good entries in this contest.

Bruce - I try to be organized and incorporate changes in social media into my checklist.

Hella - Vacant homes almost require property management.  Most of my listings are on my daily walk, so I get to inspect them from the outside for any issues.  There is too much liability in property management and too many headaches.
