Contract
□ Confirm signing of purchase/sale contract by the buyer & note specific dates (mortgage commitment, closing, etc.)
□ Request Resale Certificate (seller – condos/co-ops only)
□ Change MLS property status to pending (off market date = contract signing date)
Mortgage
□ Monitor mortgage commitment process & confirm receipt with the buyer’s agent
□ Attend appraisal & provide recent sold comps
□ Check with buyer’s agent to ensure property appraised out
Moving Checklist
□ Create customized Moving Checklist for client and send
Closing
□ Week before close call seller attorney’s office & confirm closing is on schedule
□ Confirm with seller to call for a final oil tank reading & to notify the closing attorney.
□ Remind seller to cancel all utilities (for after walk thru)
□ Inform buyer’s agent of dates for utility cancellations so buyer can activate the services
□ Review with seller when & where the closing will be.
□ Walk through

Great list, Gail. I think that I will have to go and lay down and rest after having read it and contemplating the amount of work – and time – that goes into selling a house.

This is a thorough list of what it takes to get a home sold in Fairfield County, CT. Not everyone would be so thorough. You cerrtainly are the go-to real estate agent to get things done.
That is pretty much what we do in Texas too... lots and lots of work.

Gail: That's quite a list. It would be interesting to keep adding to the list as new items came up. We do so much more. For example, I had someone park a trailer on my listing's property, another one was broken into, a third one has a tenant, etc. These type of things come under a different category like "Keeping on eye on your home because you have moved away already."

Bruce - I try to be organized and incorporate changes in social media into my checklist.
Hella - Vacant homes almost require property management. Most of my listings are on my daily walk, so I get to inspect them from the outside for any issues. There is too much liability in property management and too many headaches.
