New roof ? Or take the home as is? The owner say's the roof is O.K.

When I do Home inspections in Eddy County New Mexico, I find all kinds of sellers that are big Fibbers.

The owners of this home says the roof will not leak if it gets rained on. Lets have a look and see if we can tell how good the roof is through a roof inspection.

Worn and damaged shingles,stack coming up.

As you can see in this shot.  The roof is worn out. About 60% of the granuals are missing. Look closely at the edges of the existing shingles. See any thing.

Also the area at the base of the fireplace stack is badly damaged. And yes there is a hole in the roof.

New stacks installed wrong

Here the home owner had a new furnace and water heater installed. Notice the vents are not installed correctly. Neither one of them

My reccomendation to the buyer is that the roof needs to be replaced a ssoon as possible.

Clint one just has to appreciate craftmanship :)  What was going on with the bulge in the shingles in the first picture---plus aren't they the recalled ones?

Hi Charles,

I am checking into that. The bulge is the flange of the stack that is peeling up from the decking on the roof. Even the stack does'nt want to stay on the roof. :-)

I really don't think the owner ever got up on the roof to check it out first hand.

If they did they would have seen these issues and did something about the roof a while back.

I think this will be handled ina professional manner. At least I hope so. For the buyers sake.

Looks like your New Mexico sun really clobbers shingle granules!  Along with time. 

That is one bad roof, and those flue installations are comical!

Yes it do'es and yes they are. I was wondering if the contractors who installed the new venting for the furnace and water heaters even get any type of training where they work.

By the looks of this roof, I guess they don't.

Looks like quite a mess!  I would definitely say to replace is ASAP.  That is some real shotty work by the furnace installer as well.

Yes it is. I hope they (the seller) see's what needs to be done then do'es the right thing. Roofs are not cheap. Why should a buyer have to have a new one installed right after the purchase of a home. They should'nt have to.

Make it right and all will be well for the buyer.

Of course the seller doesn't want to replace the roof.  This is a case where the buyer should walk.  God only knows whats under theose shingles.

That's about the way it is. The owner wants everything to be "Okee Dokee".

But after the inspection then the seller finds out differently.

It's all good. The underlayment I mean. It's stacked 1x6's that's nailed in place. There is a little staining from water leaks but all in all the underlayment will pass for a new roof.

And it looks like rain today. I see the storm clouds coming in as we speak. It has sprinkled already.

I just hope there is no damage from the leaks I know are there. Then there will be more problems for the seller and the buyer.
