Magnolia Estates Subdivision in New Port Richey, FL is one of the newer subdivisions in the Magnolia Estatesarea. A gated community located on Perrine Ranch Road, the homes were built from 2005 and up.


Square footage ranges from approximately 2200 up. All the homes have 3 car garages, and many are located on the Anclote River leading out to the Gulf. Others are on a pond. There’s also a boat ramp and dock for the residents. Search homes in the neighborhood.

Homeowners Association Dues are approximately $291 quarterly to cover the costs of the common areas. There is no clubhouse or pool in this community. Take a quick spin through the neighborhood

 

In the past 6 months, 5 homes have sold in the range of $192,000 to $272,000 with square footages ranging from 2273 sf to 3633 sf. 3 of the 5 sales were short-sales, 1 was bank-owned, 1 regular sale.

Toni--Magnolia Estates sounds like wonderful.  Dave would be excited to have dock on the canal/river leading to Gulf.  We saw a similar subdivision in Ocean City, MD.  We went back twice~~just to look.

Toni, I think it's great that you included the video of the subdivision, it shows how wonderful the neighborhood is. Every single house shown looks immaculate and beautiful, really caught my eye how the landscaping on all of them was so well manicured. I need to take notes from these owners on how to keep up with a Florida yard!
