Something that a certain degree of sucess has allowed me is to make decisions that, when I first started, I simply wasn't willing to make. I no longer chase buyers or sellers (as much as I used to anyway) and that has certainly made my real estate life more rewarding. Today I let a potential client know that I wasn't comfortable with the situation in which they wanted my help. I'm sure many or all of us have been approached by clients that we find out are already working with another realtor but they approached me with "if you find us something first we'll work with you". Nothing has been signed between them and this other realtor and they have clearly had this same discussion with many realtors but it's just something I don't want to be a part of. Not only would I be very unhappy if another agent was doing this with one of "my" clients (which has, of course, happened) but my knowledge and the various relationships I have developed over time to find off market listings give my services a value that require a certain degree of trust. Just as I have tried to earn the trust of all of my clients, there needs to be a sense of trust in the other direction as well. This client is looking for a very expensive property and some day I may be kicking myself for my decision but it's the right decision. This is a business of relationships and in my eyes this is definitely not the way to start off a trusting relationship.
