Just how hot is the Stanislaus County Short Sale market?   Well I am glad you asked.  Hopefully by now you have heard that the market is (has been) heating up.   The inventory of available homes is low and buyers are looking.   Multiple offers are now commonplace.   If you wait too long to pull the trigger to make an offer on a home you like, it might be too late.  The old saying "if you snooze you lose" is pretty appropriate right now.   We are definitely in a SELLERS MARKET now.

Let me tell you about my latest Stanislaus County Short Sale experience.  Yesterday, Monday July the 23rd, I listed a nice home in Patterson Ca.  Of course it is a short sale.   It's a very nice four bedroom two bath single story home.   It's the kind of home that would make a great first time home for some lucky buyer.  It's the kind of home that lots of buyers are looking for right now.

I was pretty sure that it wouldn't take long for the phone to start ringing once it was listed.  I let the sellers know that too.  But even I was a bit surprised with what happened today.   I put the home on the Multiple Listing Service (MLS) today.  I had it on the MLS at 12:33 pm.   The phone rang at 12:52 pm.   It was the first agent asking to show the home.   Now I'm no math genius but by my calculations (using all my fingers and almost all of my toes) I figured that was just 19 minutes from the time it went live on the MLS. 

I had a steady stream of calls the rest of the day to show the home.  It has been shown probably a dozen times so far with more lined up for Tuesday.  At 8:12 pm I was emailed the first offer less than 8 hours after the home was listed.   I got a couple other calls from agents that said they would be sending me offers on Tuesday.   The agent that was so quick on the draw and called me 19 minutes after it went on the market?  Well she sent me an email this afternoon saying she too would be sending me an offer on Tuesday.
