What to Expect from A Buyer's Agent in Boca Raton, Florida
I am a buyer's agent in Boca Raton, Florida. This is what you can expect from me after we have met. First of all, if I meet you via the internet, we may begin communicating via email. I totally respect your privacy but at some point we will have to speak by phone. I will listen to what you have to say, what you are looking for, your needs and wants with regard to real estate. Then I will ask you some questions. These questions are important in order to know whether I will be able to help you or not. To begin, I ask whether you are working with another agent. Then I will ask what your plans are with regard to your time frame, whether you are planning to pay cash or finance this purchase, have you been preapproved and other questions along these lines.
If your needs are immediate, then we get right down to business. I start by scouring the MLS for you. That doesn't mean I just pull up listings and email them off to you. It means I find all the listings that fit your criteria that are entered incorrectly as well. And yes, they are there! Listings are placed in the wrong community, in the wrong subdivision, in the wrong city for that matter, some even in the wrong county. They are misspelled and misfiled. Research is in my background, so this is second nature to me. This takes time and patience. Time and patience is what you get when you work with me. You get my time. You get my all. I give you 100%. I am working for you, the buyer, not the seller.
We become a team, so to speak. I am searching for that special house for you as if it were for myself. I will find you the home you're looking for, but I need a commitment from you. I need to know you're a serious buyer. That's why I will ask you to sign an Exclusive Buyer Broker Agreement. We begin with one day. We begin with 24 hours. That way if either of us is unhappy, we can tear the agreement up. In the alternative, we can extend it, as well. Why, you ask? Because I am a professional. I am not a taxi driver. I am not a door opener. I am a professional and I work as such.
Once I determine whether I can help you and you determine whether you'd like to work with me, the next step depends on how fast you are looking to buy. If your needs are not immediate, say six months down the road, I may set you up to receive listings with either Listingbook or a drilled-down search that I will create for you. This is not done by an assistant. I don't pass you off. If we work together, I am with you every step of the way from the first phone call through the closing and afterwards. I will organize and set up a property tour for us. That means more time again. I will research the properties and not waste your time. It takes research to set up a property tour correctly. If need be, I will network to find homes not yet on the MLS. On our tour, I will point out both the positives and the negatives that may impact a home. They may or may not bother you, but I want you to know they exist.
Once you have selected a home, I will go over the comparables with you. I will educate you on the process of buying a home in Boca Raton, Florida and what is entailed in making an offer, deposits, proof of funds, preapproval, homestead information, etc. I go over the documents with you. Then I will prepare an offer which will be submitted the same day. I will likely receive a counter offer. Then the negotiations start. I will handle the negotiations for you. All of this is done in a timely fashion!
Once we have an accepted offer, we will begin the inspection period. I will give you a list of reputable home inspectors, or you may have your own. Either way, I will be at your inspection. And I will be there to deal with any problems that may arise as a result of that inspection. I will give you a list of insurance agents and attorneys. Of course, you are always free to use whomever you wish. I do not get anything for referring you to these people. I refer you to them because I like efficiency, and they get the job done. I will also give you contact information for the utility companies, schools and anything else I can help with in the area. If you are paying cash for this home, great. If you are financing it, I will be touch with your lender throughout the transaction to coordinate information with the listing agent. I will follow up to ensure your appraisal and survey were ordered. I will monitor the contingencies, if any, in your contract to make sure you are in compliance.
As we near closing, I will take you through your walk through and closing. I will make sure you get your homeowners documents. I will schedule the closing and follow up with the lender and title company to make sure we are clear to close. I will verify that the title company has all the information they need in order to close this transaction. After closing, I will follow up with you to see how things are going with the house. I do not disappear. I am always here for my clients and customers.
People have a misconception that they are going to get a better price if they "just call the listing agent." This is just not true! The listing agent has a contract and is working for the seller. Their job is to get the highest price for the seller. As a buyer's agent, my job is to get you the best home for the best price. There is a lot of work that goes into every transaction.
