Making an Offer
You can only make an offer on one property at a time so our best suggestion is to choose one and have a backup. We will look at the comparative sale prices which will help you decide where to start on your offer. We will also show you list to sale prices so you can get an idea as to how much below list price you can start.
Our local market is heating up: Our inventory is low because buying has picked up. Home prices are going up. Homes that are priced really well are selling quickly. The days of very low offers seem to be over. We can help you with all of this since we have all the market data at our fingertips.
When you make an offer, the seller can counter, reject it or accept it. Our job is to prevent them from rejecting it and to keep the negotiations going. In general, the longer the negotiations take and/or the more counter offers that fly back and forth, the harder it is to keep the deal together.. emotions can flare on either side.
Under Contract
Once your offer is accepted, 1-2 weeks of intense activity begins. And, there is now a bigger team of players...your lender, home inspector, well inspector, title company, septic inspector, aprraiser, surveyor and more. Our job is to make sure the team is all the the same page, your page. The dates in the contract for their work must be met or you will be out of contract. If the dates cannot be met, we need to amend the contract so that they can be met.
The two biggest in the first 10 days include the loan application process and the inspections.
We will send you a letter with contract deadlines to pay attention to: Home inspection, mortgage application date, well inspection, septic inspection, termite inspection if ordered, appraisal date, survey date, and title objection date to name a few.
We send the contract to the lender (if financed) and to the title company along with closing instructions.
Most clients have us set up the inspections. When done, we start the negotiation stage to see what the seller will fix for you.
Our job is to monitor all dates to be sure things get done on time with all parites so you stay under contract.
You will recieve a letter from us about 3 weeks before closing with instructions for changing utilities, magazine addresses, post office box address change. In that letter, we will explain the closing process… dates, what to bring, what to expect, where. We will include information about how to bring funds to closing .. wired money or a cashier’s check. You won't get the final amount until the day before closing.
We schedule final walk through the day of or the day before closing to make sure the sellers are leaving what they said they would leave and to make sure the condition meets your satisfaction.
The day before closing, the title company sends us the final closing statement.. which includes the amount you need to bring to closing, whether you wire it or bring a cashier's check. Once we approve that Respa statement, we will forward it to you.
Celebration (Closing)
This is truly a day for celebration. All the hard work is done. Congratulations!
We will arrange for the keys, remotes etc. to be at the closing table waitng for you.
If it is a local closing, we make it special by bringing Champagne or Sparkling grape juice, strawberries and chocolate. Note: The Champagne is opened when all documents are signed :).
If it is a mail out, we will send your keys and celebrate when you arrive.
After closing:
Don't expect us to disappear. We won't. We believe in clients for life. Welcome, neighbor!
