If you have been wondering where this "Maui Foreclosure" BLOG reporting has gone? Well ACT48 has made it so not many Maui Hawaii Attorneys are willing to proceed with a Judicial Foreclosure Procedure. There will be a few Foreclosures now and then, yet for the most part there has only been 2 Judicial Foreclosures a month and these have been in the works for years. With that said: Short Sales seem to be the norm now and banks are responding at a much faster rate for us on the island of Maui, I can't speak for the rest of the state. Though in my opinion there are more people (Sellers) not willing to do a short sale, then there are people (owners) who are currently in default on/of their mortgages. If I were to give a ratio based on 100% I would say that only 3% of the people in default are willing to participate in a Short Sale or a "Deed in Lieu of Foreclosure."

In this volatile Real Estate market it is important to understand the many facets of this changing market, appraisers begin to pen this (2013) market as a recovering Real Estate market, with the ability to increase the appraisal by .3/4 per month of last comparable sale.
