Lake Oswego Real Estate Market Report

Slightly over 6 months ago, the new year started out with an adsorption rate for Lake Oswego real estate of 7.0 months of inventory.

Within the first half of 2012, the entire Portland Metro area is now down to 3.9 months of inventory. The market has changed and inventory has decreased substantially and dramatically.

As of last month, Lake Oswego is showing 4.2 months' supply of inventory.

The Lake Oswego real estate used for this market report is based on "DETACHED" properties -- excluding condos/attached homes/townhomes. I used short sales and foreclosed properties in Lake Oswego.

My Advice To Buyers Looking at Lake Oswego Real Estate

With interest rates still low and interestingly the average price is down over $100,000 from last month, and I double-checked that average sold price, they must have sold quite a few Luxury Homes in Lake Oswego last month! Could it be the low months supply of inventory has made prices increase??

If you're looking to buy a home just now that at this point in time the inventory is low and buyers are out looking at Lake Oswego Real Estate. If you're serious about buying Lake Oswego real estate you will need to be prepared:

  • Find a great, hardworking real estate agent
  • Have your pre-approval in place, current and know what you can comfortable afford to purchase
  • Be diligent
  • Listen to your buyers agent's advice and counsel
  • Don't go it alone
  • Get an agent who represent buyers and understand they bring knowledge, experience and dedication to the table
