Two failed Short Sales and it's only Tuesday!

It happens and you need to know that even the best Temecula Short Sale Agents have failed short sales.
These two short sales were set to close this week. Here's the short version of both short sale failures.

Temecula Short Sale #1
Approved and ready to close this week.Buyer's lender calls me. I know and trust this lender to not suger coat any buyer and he has given me the green light all through this Temecula Short Sale transaction. Buyer is currently renting and can't wait to close escrow. Lenders underwriter does a last minute review and finds that buyer had a issue with payments to the landlord of the rental REALLY! Yes this buyer has been delined for this reason. A landlord dispute killed it.

Approved Short Sale #2
Another short sale that is set to close tomorrow.Buyers agent calls me this morning very upset having to face me with the news that her buyer is canceling.She is so sorry her buyer has got cold feet the day before closing and will not wire the funds to close.

In both these short sales the seller's have just moved out of their homes.
This is bad news that upsets me and my short sale clients. I hate to have to make these calls. But all my clients hear it straight from me good or bad.

The good new is I have a backup plan and a great relation with my clients and their lenders. These homes will close.

I felt I need to write this blog to let future sellers know that short sales do and can fail. It's upsetting. But we can and do recover.Every short sale is different and all short sales require lots of work.You must have a short sale agent that will not not give up on you and your short sale. I am that short sale specialist.

Sid, You're not alone.  Recently while we are represeting a buyer, the buyer's lender called and said the buyer was disqualified, as the social security says they OVERPAID her over several years and she owes over $4,000.  That killed the sale.  It was a short sale and the seller had vacated.  Good thing they have 2 backups, but our transaction was in escrow for 4 weeks before this popped up!

Somewhere between 30-40 SS fail to close here in the Napa Valley. The most common reason I hear is the buyer got tired of waiting for lender's approval and went off and bought something else. I know this is not legally a reason to walk, but it happens all the time.

I assist agents with short sales and personally, I don't like working the buyer side simply because in the majority of the cases, the buyer agent gave false expectations and unrealistic approval times to the buyers.  I have seen contracts with a 45 day closing on the offer and the agents is telling the buyers that if we keep bugging them daily, the agent will pressure the lender for a quick approval. This is a short sale people, not a quickie. Some even expect the sellers to sign first then send the docs/amendments to the buyers for signatures. Seriously!!!

Not all short sale make it to closing.

That must be so frustrating for you. But like the great Temecula short sale agent you are, you have a backup and a game plan for dealing with these things. That's really commendable, keep up the good work!

Already recovering on both these short sales.New multiple offers in and the banks are on-board to fast track them back to closing.

Sidney, I'm sure you will find new buyers and close escrow. I unfortunately have had this problem, too. One buyer lost their job after acceptance. :( Hang in there, short sales are not easy and takes experience and determination. Best of luck,
