Just Zip through, I'll see you in an hour.

I was at a home inspection in Lea County New Mexico the other day.

I was on time for the appointment when I arrived there were client's looking at the home.

A Realtor was showing the home I was getting ready to inspect.

I told her "I thought this home was sold and they were closing next week".

She told me "it is, but I'm showing the home as a back up to the present buyers". Really?

Then she told me  to "zip through the inspection and I'll see you in an hour" I asked her "why in an hour" she said, "I have another showing and I need to keep the appointment, they are from out of town and they need to see the home".

I told her, " it's going to ake more than an hour to inspect".

She told me to "Just zip through , it's a good home".

I shook my head and went about greeting the buyers that showed up. 

At the end of the inspection I asked the buyers if everything was in order for the closing of the home next week. They told me it was and everything is set. Just waiting on my report on the home to see if there were any issues that needed to be discussed before closing.

My question is this, Why show a home that is already going to closing?

And Never tell the inspector to ZIP THROUGH an inspection.

And yes she did show up with the other buyers before I was done with the inspection.

I don't stop showing a home until after the closing is set is concrete. (we're talking my listings)  Of course I always disclose it's under contract and that any offer would only be in back up positition.  But hey, I've been sitting at the closing table when a deal fell apart so it can and does happen and if your sellers have gotten ready to move or already moved out, what a great thing it is to have a back up plan.

ps- I would never tell an inspector to "zip through" and never schedule showings during an inspection.

Like Tammy, I allow showings on my pending listings but always make sure they know the home is under contract.  I would wonder what someone has to hide if they told an inspector to "zip through" an inspection.

In Louisiana inspections are done as soon as the ink is signed. Is it typical to do the inspections near the end of escrow in New Mexico? If so, what's the logic behind that?

zip through? well they don't have to inspect it after all why should a buyer know what problems a house has they are only buying it!

I did'nt know that you still showed homes till and up to closings.

I always figured once it is on the table for closing it's pretty close to a done deal.

But silly me.

With the home under contract surely the Realtor told the clients. As far as the realtor saying to "ZIP THROUGH" It was a poor choice of words on the Realtor's part.

Hi Doug,

Your guess is as good as mine on this one. I have done inspections when closing is two months away. Then I have done inspections when the closing is two days away.

It's all up to the client's and when they want an inspection. There are some lenders that don't require an inspection. And some buyer take advantage of this fact. So they don'y get an inspection on the home they are going to buy.

Clint - I always thought Realtors had the some of the strangest stories to share...but you are right up there at the top for strange stories.  Glad to hear you are not a Zip Through It Inspection!  Of course, we all already knew that.

Hello Donald.

I have too. I bet they the Realtor's don't actually realize how much effort we put into a good home inspection and then it's report time another couple hours if the home is not too bad.

But it could be as much as four hours if the home has a ton of issues.
