     From my recent experience selling homes in the area, if the price is right and the home is decent then it will sell quickly.

Peterson Ranch is a fairly new neighborhood with homes built in  early 2004. Homes in this area are in fairly good condition and Suisun City is a very nice small town. This subdivision is also in close proximity to Travis Air Force Base, so you get a good amount of people from base.

 

     To give you an idea of Peterson Ranch's competitiveness, I recently had a conventional buyer who wanted to live in a really good location in Suisun, and had cash ready to put down. I showed him home after home until one in Peterson Ranch came up the same night. He texted me a picture of the home and asked me if it was available. I immediately called the Realtor, and from being on the market for not even one day, they had call after call. We scheduled a showing right away and found ourselves up against another buyer. We eventually won the bid, but not only because our offer was higher but a number of other factors. So how did we win it?

 

1- My buyer was not just preapproved; he was fully approved —with my preferred lender, Eric Lawson from Home and Land Financials. Before we started looking I worked with both my buyer andEric, and notified Eric that we were up against a very competitive market. I needed my buyer to have the edge. We needed to prove to the bank and seller that my buyer possessed fully documented information and that the loan was fully approved. So Eric went the extra mile to make sure an underwriter approved my client.

 

2- We informed the seller that my buyer was a very serious, that he would not back out of a short sale. All too common there are listings on the market ready to close but then the initial buyer backs out and closes on another house. This of course leaves all involved frustrated and annoyed. I assured the listing agent that I had educated my buyer, informing him that he would have to be patient. I also hammered my buyer that he should assure himself that this was the house that he really wanted before he made an offer. Otherwise, he should not bid as it is not fair for the seller or anyone involved.

 

             

3- Asked the listing agent questions. Ask any questions that you think will give you a competitive edge.

 

4- Lastly, price. If the house is competitive then, bottom line, you must over bid. If it is not as competitive then the asking-price is a good start. Bid under and say good-bye to your offer.

 

     In the end, our offer was accepted by the second day that the house was on the market. The sale was a Bank of America and it was a Hafa short sale, and took about three months to close. Inspections were cleared with no additional work needed. We actually closed two weeks earlier than expected.

 

     Anyway we had a happy new homeowner, with new keys right before Christmas! I think that this was the best Christmas gift my client had received thus far. A proud new homeowner! I couldn't have done any of this without the help of Eric Lawson and his team. He did the loan work and I negotiated the terms and conditions and got the inspectors out in a week for a quick completion.
