Ah yes . . . performing one's own tonsillectomy.  And at the rate we're on, I'm going to be performing my own frontal lobotomy.

Debe Maxwell is a well-seasoned real estate broker in the Charlotte, NC real estate market.  She echos the concerns many other well-seasoned real estate practitioners have when it comes to folks who -- and Debe is being kind -- bought/sold 5 houses before.  Heck, I've had the "I know what I'm doing" buyer who bought only once before.  And in Oregon, where we are an escrow closing state, many buyers moving here had real estate attorneys handle much of the transaction.  Here, we don't use real estate attorneys for our closings. 

This reminds of the time when I needed legal representation.  The attorney said "I know you've been a licensed paralegal/legal assistant for many years but I'm the attorney, so let me do my job.  It was a rear-end accident when I was struck by a 16-year old about 10 years ago.  I thought it would be pretty simple, slam dunk case.  I let my attorney handle it, since he knew what he was doing

Questions to ask yourself about home buyingMost of you who read my blog know that I'm a former nurse AND the wife of a quadriplegic so, this analogy is even far-fetched for ME but, I've just got to rant a little here!  

AGENTS:  How many times have you been working with buyers who say, "I've done all of the research and this is what I want to Offer on this property?"  

"Oh, I KNOW what the comps are!  I found them on Xyzillow!"

"I've bought and sold MANY homes in my lifetime--at least 5!  Of COURSE I know how this is done!"

"And, don't think I don't know how this process works.  It's ALL about getting the best deal and I KNOW these people will take $___ for this house."

"This house will never apprasie at this price!"  (aka LOW market value!)

Real estate agents are being bombarded by many who think that because they've bought and sold 5 homes in their lifetimes, this experience somehow compares to the hundreds of transactions that we've managed over the years.  

Have you had buyers who have had to find multiple homes before they realize that we DO know what we're talking about when it comes to our real estate market?

We DO know the comparables--the RECENT comparables that have NOT yet found their way online; the recent comparables that truly DO represent the CURRENT market conditions; the recent comparables that our buyers' competition are actually using to make their Offers which are winning the bids on local real estate.

What's the common thread here?  Some feel it's trust, others believe that the internet has become buyers' (and even some sellers') worst enemy.  I feel like my clients do trust me but, I also know that the Almighty Dollar tends to get the best of a good number of consumers who believe everything they read online.  

BUYERS:  Aggregate sites even have 'warning' disclosures to let the public know that their data can be as much as 35% off.  Buyers, the market is hot, hot, hot right now!  A real estate professional is just that--a professional.  I would never, in a million years, claim to be an expert at your job--you have been professionally trained, as have I.  My peers and I have worked through these last 4 tough years of mastering market knowledge on a daily basis.  We have sold hundreds of homes and we KNOW how to advise you in your home purchase.  That is what we do day in and day out.

I can honestly say that I would NOT be happy with my 3rd or 4th choice in a home--I want the home that I want when I'm buying a home.  Don't lose that dream home!  Listen to your real estate professional--we truly DO know what we're talking about when it comes to our business.  We are not encouraging you to Offer $10K more just so we can make a couple of extra dollars!  We want what YOU want--for you to be able to purchase your dream home!

I'm not looking to WebMD to learn how to perform my own tonsillectomy; nor should you look to the internet to learn how to make the largest investment of your life!

Thanks for the re-blog, Carla!  I've heard the attorney comment before as well and I have to say, I agree wholeheartedly.  Why on earth do people believe that our profession is any less 'professional' than others?  I always tell people that I have NO earthly idea what you do in your job and I'm sure with a little research, I'd STILL be just as clueless!!

Carla:  Excellent choice for a re-blog.  Debe's post was well-written and definitely timely.  While I think the internet provides us all valuable information, nothing takes the place of actual experience learned while performing a job.  Especially when gained over years of time.  Everyone's an armchair quarterback these days.  And if there's an industry that does NOT need that, it ours ...
