Reminder to Sellers

We all know that when we start the listing process we look at the comparable sales in the neighborhood.  If the house is not in a neighborhood, then we look outside the neighborhood.  We have to keep in mind that although the ACTIVE listings are the competition, we need to examine the SOLD listings to determine a realistic price.  I just had a situation in which a Seller was convinced that an over priced listing in a different but comparable neighborhood was a comp.  They will both probably be on the market for a long time.

You can lead a Client to the right number but you can't give them the good sense to listen to the professional.  Six months from now when he gets the home sold for $100k less he will have passed the listen to the professional training seminar.
