How Much Does It Cost To List My Home with a Realtor(R)

How much does it cost to list my home with a real estate agent?  I answer this question daily when people call to inquire about hiring me to market and sell their home in New Port Richey Florida.

I can only answer this question with my fee plan.  I offer a two choice plan that is designed to only benefit you, the seller.  First off I only work as a Transaction Broker.  This means I will deal honestly and fairly.  I will provide limited confidentiality and limited disclosure.  What that means in a nut shell is I cannot tell any prospective buyers or their agents any information about you, your situation, your reason for selling or what you will accept as a bottom line price for your home.  I work for the Transaction and ONLY the Transaction and cannot say or share any information that may hurt either party in the transfer of the property.  I can as a Transaction Broker represent the buyer in the sale of your home.  This is why I cannot do or say anything to influence the sale. 

When you list your home for sale with me you have choices in the professional fee.  It is customary to pay a 7% fee to pay the real estate professionals.  If you choose this fee of 7% I will pay out of that money 4% to the buyers broker and my broker will get 3%.  This way you are offering more to the agents who are working with the buyers and compensating them well for their time and expense.  The buyers agent has to pay for their gas to drive around showing homes.  They have to deliver the escrow deposit in time, they have to schedule the home inspection, handle the buyers financing needs, get the property surveyed, have the property appraised and handle any and all paperwork for the buyer and do all of this between the day the contract is signed and the closing date.  This is usually 30-35 days.  Buyers agents do a lot of work on your behalf to get your sale closed.

If you choose to save the 1% of your purchase price you can list at 6%.  With the 6% fee I will pay the buyers agent 3% for all their work and my broker will still receive 3%.  This way no matter how you choose to spend your money my brokerage fee to you is the same and the benefit of a higher fee is all yours.  

Since I do it this way you get the same service from me regardless of which option you choose.  The only difference is how much I can pay the cooperating broker and agent.  Remember it is Your Money and I feel you have control over how you spend it.

Being that I am your transaction broker should I represent the buyer in the sale of your home the professional fee is reduced to 5% automatically.  WHAT??
Well, being fair I will be doing double work on your transaction and should be compensated for that extra time and expense.  However I do feel that you should not have to pay me the full 6 0r 7% to do this.  I Only Deal Honestly and Fairly.

Lets say the average sale price on your home in New Port Richey Florida is $75,000.00 if your home sells for that amount the difference between 6% or 7% is $750.00 you must ask yourself if it is worth an additional $750 to increase your buyers agent compensation and possibly increase the amount of showings on your home which will increase your chances of getting a great offer and having a happy buyers agent makes for a nice smooth transaction.  Remember as far as I am concerned my professional fee remains the same at 6% so it all comes down to how effectively you want to spend your money.

I also NEVER charge you a cancellation fee, processing fee, document storage fee and NEVER reduce the buyers commission with a "Listing Fee".   When you list with me it is either 6 or 7% and that is it.  Period. The buyers agent get either 3 or 4% nothing less.  Because I have systems in place to efficiently and effectively market your home to sell I feel I need no additional compensation for my efforts.  Most of my customers have their home in the MLS with a Full Advertisement and Virtual Tour within 24 hours of signing with me.  All paperwork is stored electronically and you can access it any time for 5 years.
