Here are the 2012 stats and 2011 for comparison -

2012

  • 18 Homes Sold (March=25)
  • Lowest price: $43,000 (March =$36,150)
  • Highest price: $780,000 (March =$2,575,000)
  • Shortest Days on Market:3 (March=0)
  • Longest Days on Market: 360 (March =618)

 

Atlantic Beach

2011

  • 24 homes sold (March=12)
  • Lowest price: $44,000 (March =$42,000)
  • Highest price: $2.285,000 (March=$540,000)
  • Shortest Days on Market:1 (March =12)
  • Longest Days on Market: 461 (March=371)

 

Sales are down slightly month to month, and flat year over year. The lower end price point is actually fairly stable when looking at this data, vs. other areas where I’ve noted more improvement.  

Days on market is showing major improvement; many times these days, any beach property that is well priced and presented is generating multiple offers in the first 3 days, if not the very first day. If you are a buyer, many homes are going under contract in very few days. If you are in the market to buy, be prepared with a preapproval letter, and be prepared to make a decision.

Atlantic Beach is the northernmost of our beaches communities here in the Jacksonville Beaches area, and many residents enjoy the pedestrian feel of the town, with Town Center’s restaurants and shops so close by.

Properly priced and properly presented properties are STILL selling – currently, the Jacksonville area has 6.86 months of inventory (housing supply), right now and homes can and do sell in very few days on market.  Atlantic Beach has 8.18 months of inventory as I write this post, which is up from last month (not a surprise since summer is a primary time to list and sell your home).
