Gotta love multiple offers for close to asking price.  Have a listing I just put on the market in December, just started showing January 2nd, and there are 2 offers in on it we're negotiating.

I think things are heating up here in Philly.  It's all about pricing the home correctly though.  If it were overpriced (like most houses today) I wouldn't be writing this blog.

I hope you are right Bryan. Some neighborhoods in my area have been hit pretty hard by the credit crunch.

All it takes are motivated sellers to accept the reality of the pricing needed to move their home.  If the comps show the home is worth it, it should get that amount.  It is when the client wants 10%-20% higher than the comps show that we have them sit and sit and sit.....

Congrats! it sounds like your sellers were motivated!

Bryan, you're SO right.  As long as their priced correctly, homes will sell in any market, and they certainly are.  I've got two under contract already this week, so it's a great start to the new year!  Keep up the good work!
