Oh No, I Am Behind in My Comments!

Like so many others on the Rain, I have been wonderfully busy. When you are fortunate to have your listings go under contract, there is  lots to do, including,  but not  limited to, attending the home inspection.

There can be many different inspections including a well yield,  water potability,  testing of the septic system, radon placement and pick up, the termite and other wood boring insects. There might be an oil tank that needs testing, a chimney, mold. lead and many more depending on property.

There are condo documents and Home Owner Associations to deliver because of right to withdraw, without penalty, within 5 days for HOA and 7 days for condominium.

There is staying up with the lender, the title company, the appraiser, the buyers questions, the sellers questions and the other agents questions. There is the Time is of the Essence clause...following up with dates of loan application, commitment letter and all the other dates that are specified in the contract. So now you know why I can say...

I know how you feel though I'm not getting a lot closed, I have a lot of work to do and am trying to keep up on my comments.  I'm up some nights till 1:00 or later working away.  Just so much to do in a day!  I'm glad your busy with escrows!

There was a time when I got so intense with blogging and commenting that I got upset if I miss the cut off time to post comments. But it was stressing me out trying to meet my self-imposed deadlines. So now, I try to relax my own restrictions. I do need to pick up the pace, however.

Thanks for the blog but I was informed yesterday that Realtors should stay away from home inspections --- especially if you try to relay info to your buyer. This came from a lady teaching a CE Class for the state.

Margaret, I'm glad that you are too busy!  As far as the home inspection, I still attend whenever possible, I just let the inspector inform and explain to the client.  If there are questions I help my clients find answers in other experts or with their lawyer.  If I know personally how the inspection went, I have an easier job if there is a "renegotiation".

Yikes, I wrote this as a way of "getting out" of the comments. Ha now i am 15 more comments behind ! I wiil be stopping by each of your posts. Norma, There are many who do not attend inspections or appraisals. This, to me, is an important part of my representation.
