Mortgage Rate Reduction or Loan Restructuring

Often times, when the consumer actually CAN afford to make a mortgage payment going forward (even if it's not a full mortgage payment), a loan modification and a mortgage pay rate reduction is a possibility. A loan modification involves demonstrating to the lender that a temporary situation caused the borrower to fall behind on the payments, but that the situation has been resolved completely and the borrower is eligible for a mortgage rate reduction. A loan modification typically requires proof, that the borrower earns enough household income each month to make a mortgage payment. Showing the lender a residential lease for a room, or rooms, in the house will usually suffice.

Loan Modification is also a great solution for a borrower who wants to stay in their property, but can't afford the payment to adjust upward, or can't quite afford the current mortgage payment. In that situation, a mortgage pay rate reduction is an ideal solution because it will lower the monthly mortgage payment to a manageable amount. Loan Modification is also a solution when the payment has not been made for a while, but the borrower can now afford to start making payments again.

The type of Loan Modification that is most beneficial for a borrower behind on mortgage payments is called a "recapitalization agreement." A Recapitalization agreement takes all the arrears, interest, fees, and accumulated payments and adds it to the principal of the mortgage loan. The result of this negotiation is a slightly larger principal loan amount, but a status of "current" on the mortgage loan payments going forward.

As an alternative to a mortgage pay rate reduction, if you are unable to make payments at the current rate, we can often negotiate with your lender to extend your loan for a longer period of time, modifying the loan amount to a more affordable level.

Even though people don't realize lenders do not want people's property. They have options to help borrowers through difficult financial times. Of course the further behind you become, the harder it will be to reinstate the loan and the more likely that they will lose their house but that does not mean that people cannot overcome such situations. I just went through this process using National Loan Restructuring, <a href="http://natloanllc.com">www.NatLoanllc.com</a>.  They were very helpful, lowered my monthly payment, and even lowered my principal.  They helped me stay in my house my getting my mortgage company to agree to a loan modification.  I would recommend them to anyone looking to restructure their loan.

Dear Mr Korte..... I have been trying to reach you personally via the phone numbers listed above and many other numbers to no avail.  I paid the office located below a retainer with the promise that all my funds would be returned if your office was unable to preform the modification as promised.  I received a email in writing from your office with this promise because I had heard about all of the fraud and misrepresentation relative to mortgage modification.  Well it has now been 3 months and there is no refund!  By the Way who is Heleen Hicks.  She does a great injustice to your firm and does not return phone calls.  I really would like to resolve this issue without talking additional steps and would very much appreciate a response.  All my contact infomation is available through your firm or you may contact me at the email listed via this response.  Thanks in advance for your time and concern. National Loan Modification may have success with some loan modifications, but if they can't get it, you won't get your money back as they say. Sadly, I paid $2495 for their service. After a year of bad advice, delays, and even outsourcing my work to a third-party company, they reneged on their Money Back Guarantee when the bank declined our application for a loan modification. Their agreement said, “We offer a Money Back Guarantee of the client fee in event that the loan modification is declined.” My application was declined because it was an FHA loan, a fact they should have known before we even started. They claim they have expert attorneys but I never heard them speak of attorneys after the initial sales call. They refused to give me a refund and fabricated a laughable excuse. I feel ripped-off by this company and would never recommend them. Their CEO, Robert Ready, was touted to be a pillar of the community, but he wouldn’t even answer my email when I tried to appeal the company’s decision. I will be filing a complaint with the Florida State Attorney General, the Better Business Bureau, and anywhere else I can find to stop these people. My experience is repeated on numerous websites. I was trying to help a struggling single mom with four children and this company took their money without providing any value. It is a shame. Now that I am a little smarter, I would recommend calling your bank directly or utilizing some of the other free resources to see if you qualify. If you feel you need professional services, use a local company whose office you can walk into. These people know it would be too expensive for me to take legal action across country, so I am stuck. Don’t let this happen to you. STAY AWAY FROM THESE GUYS!
