Over the years I've learned that there are very few situations where a tenant has to legitimately be into a property within just a few days -- it's a "red flag" situation that requires my special attention.

Getting a new tenant into a property, if done correctly, takes some time as there is a lot to get done:

• Applications must be taken.
• Application fees must clear the bank.
• Criminal checks are conducted.
• Employment checks are conducted.
• Eviction checks are conducted.
• Credit checks are conducted.
• Security deposits must be collected and clear the bank.
• First month rent must be collected and clear the bank.
• Move-in inspections must be conducted.
