Not Fancy, But Effective!

We have a fair amount of new construction here and the builders are not having their homes staged for the most part.  A lot of the homes are just sitting there, not selling, and nothing sets them apart from the competition.  I have staged a few of my own vacant listings, just using inexpensive things, and it is amazing what a difference it makes.  Here are some "Before" and "After" photos of a brand new home I recently listed that has been on the market a year and a half.  One of the previous agents even did a virtual tour of nothing but blank walls and empty rooms - it was awful!  I have found that being able to quickly and inexpensively partially stage a vacant home has helped me to get listings and, more importantly, SALES!  It's nothing fancy, and it's not professional, but it sure has been effective!

It is so simple, especially for empty homes.  As you may or may not know I a recent convert to staging....and the resales with furnishings could use a boost as well.

I agree, Dan.  I remember one house that an agent in the office listed.  We went and toured it on office tour and it was cluttered and showed poorly.  Three weeks later I was on caravan tour with several other agents from a different office and we went to that same house.  One of the gals in the car asked me if it was a nice house and I said "not particularly, it doesn't show very well".  We walked in and the place was PERFECT and beautiful!  They had had it staged and the difference was stunning!  So, I actally think ANY home could use it.  And certainly any vacant house, new or resale.  People just don't have any imagination without it.  But it is still very rare here in this area.

Thanks for your comments Penny!  I agree, staging is pretty powerful - boring bland blank walls with miles of beige carpeting don't do much for most people.  And another problem is that the photos for the listing and virtual tour look AWFUL if that's all you have to look at.
