Why do Listing Agents NOT UPDATE their Listings in MLS? As I browse through the local MLS here in the Manchester NH area, I have noticed a trend that quite a few listings that are in here as "active" are actually "pending". The more disturbing part is the trend of certain Listing Agents not even returning my call or emails if it is available and if my buyer can see it today. You can not sell a home if a buyer can not see it....
The MLS is one of the most important tools for Listing Agents to introduce their Listings to Buyer Agents and therefore Buyers. Although the MLS mandates updates within 48 hours this is not always quite followed by some.
I wonder if Home Owners know how much or how little service they will get when they list their home with some companies who practice listing everything under the sun, knowing they will sell a certain percentage and not worry about those who do not sell, as long as they meet their ratio?
I think it bugs me more because of the time and effort I DO put into my listings. I strive to provide the best possible personal and professional servce throughout the whole listing and sale process. When I get a call from a home owner whose listing just expired after 6 months with an agent who did not service their listing, it is heart breaking.
Only if Home Owners would take the time to list with a good agent from the beginning who will spend the time, energy and resources needed to sell their home quickly and at the best possible price.
