janis...... some of these buyers think they're the only buyers around....they think real estate is still stagnant..... unbelievable.
Barbara, Buyers are coming to the offer process late and missing out. I think they may be thinking they can do it better than having an agent work for them. Who knows, but they are losing out over and over.
Debbie.... yes, we're hearing these stories from buyer agents who write up offers only to find out another offer was just accepted.... one agent said they have lost 5 homes..... the buyer takes too long to decide to make an offer....

You are right on! You continue to do a great job of educating buyers. Some buyers are slow learners! Dallas inventory is shrinking and many buyers are being caught off guard by the changing market.
Our team works a little differently. We have buyers agents and listing agents. We LOVE it when our buyers agent sell our listing.
There are so many buyers who think they will get a better deal...it just ain't true. Great post Barbara!

I was recently stunned when a buyer called on one of my listings then shared that she had viewed over 30 listings with 20 AGENTS. When I asked WHY, she shared that the listing agent can show it faster than any one buyer agent. It's amazing that people assume that a listing agent is close by at all times. I won the business of another buyer because she called the listing agent who was 33 miles away & he couldn't show the property for 6 days.
Barbara - It seems there are more and more buyers who feel that calling the listing agent is in their best interest.

The times are changing. And in every market there will be those who try to beat the system...but, as you say, they will be a bridesmaid again!
Barbara, I showed one of my listings once to a prospective and could not convince him to allow me to show other listings. They only called the listing agents.
Barbara with inventories diminishing a buyer's agent is a must. Buyers must also realize if they don't jump on the opportunity, they will probably lose out. If a buyer shows interest in a home, more than likely other buyers are also very interested.
Well said. There are buyers who are working with multiple agents in our market. Those buyers are calling the listing agents....
Bravo! When approached by a buyer acting on their own behalf, they frequently can't get their act together in time to be successfull in any offers. I guess it depends on whether they just want to look for homes or actually buy a home.
Barbara- I chuckled when I read your blog, our market conditions are very similar to yours. I've had an investor flat out ask me to find him homes that fit his criteria and forward him listing agents information so he could contact them directly to get a "Better Deal" I've advised him I wouldn't be able to do that but did give him information on how he could obtain a Real Estate license. Did not hear back from him after that!!
Barbara... People will continue to act in this manner until they are properly educated. Continued posts like yours and others as well as actual conversations that occur during a buyer consultation will certainly move us forward and maybe at some point the buying public will "get it"
I know that's right Barbara. Buyers just don't know what they don't know and going it alone will only add to their frustration, and let them tell it....everyone else is unreasonable.
