 Frankly it's too darn hot to mess with deadbeats. When a sign call comes in I first answer any questions they have regarding the property. If they seem interested I invite them to tour the property. This is where most calls get fun...

 "Wow, we would love to tour the home! In fact, we are standing in the front yard right now!" That's great, may I ask a couple of questions?

1) Are you working with another REALTOR?-- If so, your agent needs to be conducting the tour. You would be shocked at how many buyers will throw their agent under the bus for an immediate appointment.

                             AND

2) What Lender will you use?-- "We ain't thought about that". This is where most callers stop liking me. Many "Sunday Drivers" have done nothing to prepare other than buying a copy of the newspaper or scanning Zillow. "We just want to see the inside today, don't worry we have GREAT credit". At this point I will give the prospect the cell number of a mortgage guy that works weekends. Thanks for your interest, but you will need a lender letter prior to showing.

 The bulk of the sign callers disappear never to be heard from again. Sadly, some agent down the list WILL show his new "client" properties all afternoon. They will share a laugh at that "grumpy" agent who wouldn't show them houses today.

 My loss will be that agent's gain, or maybe not. It's been my experience that folks who shy away from lenders do so for a reason. Odds are that "client" has a FICO score too low to cook chicken safely. Enjoy your Sunday, and drink a cold glass of tea in honor of that poor rookie agent showing homes to people who can't buy them.

I always like the response to the pre approval question that goes like this "oh that won't be a problem"  Buyers are under the impression that because they have purchased before they can again....whoa things have changed Mr. Buyer have you looked at the FHA requirements lately???  My loan officer husband just got an email about 50% debt ratios that is a new requirement.  A buyer we closed 2 weeks ago would be a turn down with this new bank condition.....

Amen. Amen, Amen!  And Marilyn has it right also.  Guidelines are changing every day - and what someone could do last week they may not can do THIS week!

Good to have a lender who works week-ends - because that's when buyers want to look at houses - and agents want to sell!

tough call but good post. I have LO's / Realtors combo temas that do the same. If our LO doesnt give the thumbs up the Realtor wont show homes. I get you want to give people the benefit of te doubt but if they cannot transact then you have to decide if you want to spend your days touring homes and driving etc for someone that cant buy? It doesnt make much sense to me btu I know many still do it that way when a little due diligence could save them a lot of wasted time

That doesn't mean other agents clients right. But we will show anyone a home so as to meet us but then it is off to the mortgage company.
