Grading is the most important single thing you can do for your home. Poor grading is the cause of over 90% of foundation failures. Yet it was likely fine when you purchased the home. All you have to do is maintain what is already there in many cases.
When you purchase a new home, I mean a brand new home, the grading is likely going to be adequate though you should look it over and see that it appears that ground surface drainage water would flow away from the structure. I find it interesting that most if not "all" of the new home manufacturers will tell you that you cannot use a home inspector to inspect their newly built home. Why? because They know it wouldn't pass very well.
In any case, back to grading. I'm finding that about 90-95% of the homes I inspect for the FHA 203k have grading issues, some small ones and some very large ones. I've seen where the family dog dug a hole right under the water faucet. Two issues one multiplying the effect of the other. Of course it was a yellow lab... lol
In any case we don't want water sitting up against the foundation as it will eventually cause damage.
