Single Family homes and Condos in Gilroy - Snapshot July 2012
Inventory in Gilroy is down as it is in many locations across the nation but especially in the Bay Area. The number of distressed properties is down sharply in homes offered for sale. Properties in contract are moving very slowly through the escrow process due to the large numbers of distressed properties.
Most of the properties sold this month are distressed; either short sale or bankowned. In contrast only 17.5% of the 57 homes currently in inventory is distressed.
Home values are increasing especially for single family homes between $500,000 and $999,999.

Note: the number of condominiums for sale has increased as well as the number of condos in contract compared to previous months because of a new development under construction near Downtown Gilroy and the train station.
