In the past I have suggested to Newbies in Real Esate Investing to specialize in an investing niche.  But lately, I have received many messages from new Investors asking "But where do I start?".  It made me think back to where I started getting my initial information.  Market knowledge is essential for any property investor, new or experienced.

All if the following are important, in no special order:

  • Real Estate section of your local newspaper.  What is selling?  Where in the area is there lots of activity?  Check the Commercial Real Estate sales in particular.
  • Attend city and county meetings.  Attendees will talk about current events affecting the community as well as proposed activity.  Need to know both negative and positive opinions of what is affecting your community.
  • Economic Development offices exist in most cities and counties.  Visit the local office to see development plans for your area.
  • City and county web sites.  Especially read the current projects under construction as well as the proposed starting dates od approved projects.
  • Attend local Real Estate Investment groups.  Most of these are open to the public and have a minimal charge to attend.
  • Interview local commercial real estate agents and ask how they work with investment clients.  Ask questions about the local market.  Let them show you why they should be your choice.

After yout initial research, then pick the Commercial Real Estate Investment niche you want to explore for your own investments.  A knowledgeable agent can save you plenty of time and know where specific properties are that fit your needs.  One big DON'T for newbie Investors:

Don't spend money on a get rich, no money down Real Estate Investing course!
