So here is the question - WHAT do you as a seller actually pay for? 

First of all, you have heard about the splits with the broker and how the whole commission is not going in myt pocket... But what do we do? 

Here's a list: 

First and foremost, we are working hard on attracting buyers for your property, and this is ongoing, it does not start or end, we do it all the time. 

Once you contact us, here is what we actually do for your listing:

Generate the needed paperwork (anyone who has sold a house lately, knows this is no small task)

Comparable sales to look at - we call it a CMA and you really should know what your value is

Follow up to make sure all the details are good

Go to your property at a time convenient to you (it is not unusual for someone to work nights or weekends here)

Double check and one more time - did all the paperwork get signed? 

Now - on to the listing: 

We need: 

Pictures (LOTS of them - at least 35)

Video tour (As you know, this is live video, often with Terkel as a talking head)

Virtual tour (These are pictures made into a tour)

Setup the 800# to retrieve calls for all marketing channels

Design and print flyers

Send just listed postcards to your neighbors (these also go out to our client list - you never know...)

We also need to get a sign in the yard

Put a lockbox on your property so other Realtors can have access

Check and verify some important details - like - does the washer and dryer actually stay? 

So - enter in MLS and you are officially FOR SALE!!!

That means more work for me - I need to prep for the close...

Order title report so we know that there is clean title

Get the pest control guys ready to come check how many unwanted guests you have in your house (Termites)

Did you think that was it? That's ONLY the paperwork... We still have to MARKET your Temecula home for sale!!!

So, let's get those flyers in the flyer box. 

Better post your Temecula home for sale on Trulia and Zillow and Frontdoor and... You get the picture

Now, to step it up, Terkel will also put your video tour on youtube and

Write multiple blog posts about it - Phew (Yes, I am a journalist by night - Not)

Ah, did I mention, I have to go knocking on some doors to let your Temecula neighbors know your home is for sale too. 

And wait, let's get back to the Temecula home for sale - We do have to get ready for the Open house!!! Did yo know, we use upwards of 50 signs - have to drive some real traffic and a lot of people

Now we need to make sure people can find the open house online too - so - BACK to trulia and Zillow and... You get the picture

To top it off, everyweek, we will renew postings on some popular sites, like Craigslist to drive even more buyers to your Temecula home for sale

And I have not even started on the biggie - we actually go to the ropes for you and makes sure you are getting the best price possible

In addition, know that Terkel and his team, will not sell you out, we are working for our clients and that means to create a deal that is in their best interest!

Barbara - No Kidding - I actually have a spreadsheet of this as well as a database that tracks sttuff for me - even orders the prelim when I put a listing in... Don't know what I would do without it.

Great list.  Are you using EverNote to keep you on track and you can take it with you and check off things that you do while outside the office.  Handy tool.  And it can be free or premimum is like $5.00 mo.

Rosemary, yes, huge Evernote user. I have it on phone, tablet and computer - if there were a version for my camera, i would do that too. The premium version is great for one thing - it allows you to share notebooks, and let others work on that notebook, this comes in very handy with an assistant, tc, etc.
