Initial Meeting:

Before your house is listed , I will meet with you to discuss the selling process.  I will take a tour of your home and do an assessment to give you advice on improvements and adjustments that will show your property to it's full advantage.  I will go over a current Comparable Market Analysis with you and from this we will determine an appropriate Lisitng Price for your property.

After the Listing Agreement is signed:
It's Marketing Time and SHOW TIME!

Your Home will be Entered on Metropolitan Regional Information System (MRIS)
Your home will be listed on the System (MLS) with appealing and accurate descriptions, interior pictures and a virtual tour.
A Long and Foster For Sale Sign with Rider will be installed on your property.
A Lock box will be installed for agent showings.
Centralized Showing Service a 7 day/week professional showing service will be engaged to make appointments.
Broker Open the first Tuesday after home is listed.
Open Houses as needed

Extensive Internet Exposure
I have invested heavily in the Internet to market my listings with paid Search Engine Optimization. Thismarketing generates substantial traffic and e-mail inquiries, and are my third largest source of sales. 

Your Listing will have a single property website, virtual tour, interior pictures and descriptive captions. 
This property website is syndicated to all relevant Search Engines. The Listing has Featured placement on Long and Foster.com and has an enhanced listing on Realtor.com . 
I also use blogging, Facebook and Twitter to market your property.

The Photos for the virtual tour and single property website are done by a professional photographer from a Company that specializes in Real Estate Photos and Tours.


Continuing Market Survey & Market Updates
I stay on top of the market for you. I monitor the homes that have sold, and those that haven’t to ensure that we are still priced appropriately and competitive with the market
I will provide updates to you periodically on the current market activity with:
New Competing Listings Status of Competing Listings
Number of Showings
Number of Internet Hits
Feedback Reports  I follow up with buyer agents who show your home. I will provide their feedback to you as soon as it comes in.
 

Creative Solutions/Objective Opinions:

As I get to know your home better, and the feedback starts coming in, I may find that the market isobjecting to something that neither of us thought of. Or, I may discover special features in your home thatshould be showcased differently. Either way, I take great pride in my creative solutions - this is, makingadjustments as we go along in response to market feedback and conditions. If I see something that needs to be changed, I will tell you - whether or not I think it’s something that you want to hear. Many agents seem to assume that their clients are not open to suggestions, and I work on the assumption that that’s part of what you’re paying me for!!

Your clients are lucky to have you!  Unlike the agents who stick a sign in the yard, put the house in the MLS, and then disappear, you stay on top of the market and understand that successfully marketing a home is a fluid process of constant review and response to market changes.    Way to go!
