Here is a snapshot of the Cedar Creek, TX market for July of 2012. Is there any information to be gleaned from these statistics? This is only a one month snap shot so trends are not apparent but there is one thing that jumps out at me. There is a direct corelation between price per square foot and days on market. From this snapshot it appears that a price of about $77 a square foot is the sweet spot.
Here's the caveat, every home is different and the Cedar Creek market is extremely varied so you can't take the averages and apply them blindly to a home you are trying to buy or sell. However, this can give you an idea of trends.
