AND WHAT DO THESE NUMBERS ALL SHOW?

In my opinion, of course, these numbers still don't say "RECOVERY" of any kind I still see stabilization.  Two of the Lake Sinclair sales for July were bank owned and "Lake" is questionable for each of them and they pulled the numbers down.  But when a listing agent checks the Lake Sinclair box, who am I to question.  But I am telling you the facts because I saw both of them and one additional private sale in July that the only boats that could float in the water in the front of a property were the ones that hold a Barbie doll.  Just for the heck of it I eliminated the three iffy Lake properties from the average price and it moved it up from $174,345. to $219,863.  In my opinion that is truer picture of what is really happening on Lake Sinclair.  Being on a creek that is connected to Lake Sinclair does not in my opinion make something a "lake" property. Using my number the graph would show the stability I see in price as well as in days on the market and units sold.

And while it appears the spring boost we saw continue into June has ended at least we are only one house down from 2011 and still 4 homes sold up from 2010.  And knowing and seeing the traffic my office is getting and the number of appointments being made on my listings I'm hopeful that the volume will continue for a few more months.  Days on the market are back down after a slight increase we had in June. And one home that sold in July had been on the market for 461 days, and of course that one home brought the average up a lot.
