Selling Your Vacant San Antonio TX Home for Sale-Leave the Utilities On

A comment from a recent seller of mine left me a bit floored and reminded me that sellers don't deal with selling San Antonio TX homes for sale every day like I do.  The comment went something like this...

"Well, we leave tomorrow and I called the utility company and told them toOn Off Switches take the utilities out of my name"....To which I replied this is not a good idea.  The comment continued.."Oh I didn't tell them to turn them off, I just don't know whose name the utilities will be in, it just won't be mine".  

First, whenever you take utilities out of your name, if they don't go in someone else's name, they will be turned off.  Someone must pay for the utilities and that person is going to be the seller until such time that the home sells.  In fact, the day after closing and funding is when the seller can effectively take their name as the owner off of the utilities.  

Now, I do completely understand you wanting to turn off the utilities because you are not living there and why pay for something you are not using.  However, once you get a contract in Texas, you as the seller are required to turn on the utilities to allow for inspections and leave them on during the entire contract.  If you turn them off while your home is on the market and then turn them back on, you will pay a reconnect fee.  That is just one disadvantage of turning off the utilities while selling your San Antonio TX home for sale.

There are a few other disadvantages by turning off the utilities when trying to sell your home.  For example, while trying to sell your San Antonio TX home in the summer time, it can get...well you know...HOT.  When buyers are coming to look at your home because of the marketing I have done to draw them there, they are Hotgoing to want a nice experience.  Entering into a sweltering home is going to be unpleasant for them and they won't want to spend much time in the home envisioning themselves living there.  They may even rush to get to the airconditioned car...that's not what you want.   

During showings, folks like to light up a room.  As soon as they enter your home for sale, they will switch on lights...if they don't come on, it can be a bit disconcerting.  Now, lucky for us here in the Greater San Antonio TX area, during the summertime it stays relatively light until late.  However, no one really wants to look at a home that they can't truly see if you get my meaning.  

Additionally, (and this is especially during the spring and summer months), your lawn will need to remain being watered and taken care of.  The lawn person you hire will need access to some water or, if you have a sprinkler system, you will want to set the timer to water at least once a week.  You don't want your lawn looking like the Sahara Desert while your neighbor's yards look lush and beautiful, (do remember to set it for whatever Stage water restriction we are in...and you know we are always in one of em).  

Basically, when trying to sell your San Antonio TX home, you need to create a great atmosphere for the buyer to WANT to buy your home as they get out of your car and walk into your home.  This includes curb appeal and walking into a home that has a reasonable temperature and we can turn on a light or two.  

Now, I promise as your San Antonio TX Realtor® that I will check up on the home and ensure that eager buyers who like it frosty didn't turn down your thermometer to 60 degrees and leave all the windows open after leaving.  I will also ensure that your sprinkler settings are where they are supposed to be so some relentless neighbor doesn't turn you into the water police and hem you up :).  

So, please, while you are trying to sell your Vacant San Antonio TX home for sale, just leave the utilities on.  No worries...we will sell your house soon!

I agree that turning off the utilities in a vacant house is not a great idea, no electricity, no air conditioning, a sure fire way to turn off buyers.

Hi Irene-Well, once a seller moves out of a home, I think it's probably a natural inclination to turn off the utiities...after al, they won't be living there :). 

Hi Eileen-It really isn't the greatest of ideas.  You want to create an atmosphere to buy not leave lol :)!

Never a good idea to turn the utilizes off when trying to sell a home.  Good advice on your part Belinda.  Leaving them on and getting a quick offer saves money in the long run.  SUGGESTED

Hi Brenda. This is a Big concern for any listing agent. You have pointed out some real good reasons not to turn off the utilities. It's very Hot Now, and not having any water turned on is equally as BAD, since many will use that toilet, whether the water is on or Not. Everyone knows what it smells like when toilets are used without being able to flush them because that water has been turned off. Suggested too!

Very well written blog and it is hard for me to imagine some folks actually think like your client. I can't tell you how many homes I have been in with the utilities connected that are hot and dark when my clients arrive. We usually leave very quickly as the comments are gosh these folks really do not want to sell this dump!. HUD homes and foreclosures are the only homes one would expect to have shut off the utilities.

Brenda, saying that it gets HOT in San Antonio in the Summer is like saying it gets a little cold in the North Pole ...... LOL

I can just imagine a Buyer walking into a house that has been all shut up without any AC.  Yep smart move :)

Brenda, I'm here thanks to Jerry's re-blog. This is a great post because showing homes can sometimes be hard enough, but the utilities off makes it even worse!

Hi Brenda, a hot and dark house just doesn't show very well! And listing remarks to the tune of: "Bring your flashlight" also don't bode well! Always leave the utilities on - a programmable thermostat comes in handy, temperatures can be adjusted for night time when nobody is viewing the home to save some money.

Brenda: That is a question I always ask, "are the utilities on"? Besides being hot and not a good atmosphere to show a home without lights I can do a home inspection without utilities being turned on.

Definitely a Suggest for this very informative blog.

You have no idea how much more expensive it will be if you turn the A/C off in Florida.

Today I went into a home that has been off for 2 years and it was covered in black mold.

The value has plummeted from $150K to $120K and will most likely need about $10,000 in mold remediation work now.

Penny wise and pound foolish!  DUMB MOVE!

Hi Carl-Thank you so much :).  inspections are a big part of the equation and inspectors can't do what they need to do if they are off.

Hi Debbie-Since many of my sellers still live in the homes, it's usually not an issue for me.  However, it became one when my listing became vacant.  Glad my sellers understood :)!

Hi Kevin-Wow...that is way more expensive then just leaving them on.

Let us not forget the most important financial reason to leave your AC on until sale and even if you push it to 82, at least it is running and here is why...

If the system is running, it is not only cooling but it is dehumidifying yoru home.

Leave the humidity in and you get MOLD.

Mold test to sell the home: $450 minimum or higher

Mold remediation service: $1600 and up depending on severity. 

Your light bill left on at 82, maybe $150 per month, so you do the math.  You could leave the utilities on for almost a year and actually have a much better chance of sellign your somewhat cool and definitely mold free home.

So ask yourself, is it really worth turning off the utilities?
