HOW DO YOU APPROACH A NEW LISTING OPPORTUNITY?

Today I am up early preparing for a possible new listing. I always love the opportunity to meet new people, learn about their property and use creative strategies for marketing. There is no exact science and there is no magic. What we can do is research the data available to us, understand our own markets and spend time with the Seller's to discover their "why's", their "needs" and their level of commitment.
This listing appointment this morning is a bit different. This property is not your typical sub-division home. This is a 450 acre ranch near The Woodlands. Now first of all, this kind of contiguous acreage this close to The Woodlands is valuable and rare! This type of property will take a lot of creativity and thought in order to market it effectively.
My approach will be similar to the way I approach any new listing and that is to gather as much information as I can regarding the history, plats, flood information, topography, land use, tax records, etc. Doing your homework on any property is vital. With this piece of property, actually getting to know the property by touring it first is important.
Selling farms and ranches is a passion of mine. Having lived on a farm, I learned valuable information concerning country living, different types of land, agricultural uses as well as livestock needs. Land is our most valuable commodity and it is becoming more and more rare as our cities continue to grow.
I am approaching this possible new listing today with excitement! More than anything I will come away from the appointment with more knowledge and will have met some wonderful people. I will be keeping my eyes and ears open in order to learn as much as I can!

Good advice. Your enthusiasm is catching. I am sure you will get the listing.
Paula - I agree that being prepared is the first and most important thing in getting the listing We have to KNOW the property, especially unique properties such as the one you are going on today. Knowledge is king. I always mkae any listing appointment about THEM, NOT ME. Good luck on this one. We will watch for your Just Listed post.

Hey thanks all. I just got back and it was a great visit out to the ranch. It was a very relaxed and laid back approach which I love. These are just some really wonderful people. I will respect whatver decision they made. I will keep you all posted and will of course be blogging like crazy about it when we are awarded the listing! Positive thinking!

Excellent approach and mindset by you when approaching a new listing opportunity. I like the reaserch part as it should pay dividends and some Realtors have no clue.
Thats a great attitude Paula it is not easy coming up with comps for those special properties like that, so being prepared is an edge for sure.
