Then the Witch Doctor starts dancing around the room, waving their hands and calling out. Then he stops – Shakes a Bag and drops the contents out onto the table. A hushed aw comes over all present; the pronouncement is taken as fact.

Well guess what Millions of People do this every day in this country. Now they do not call them Witch Doctor. The name they use is very modern sounding. You know the names – there are lots of National Companies that will give you an Instant Home Evaluation. They are well known and respected names when it comes to real estate. They have great looking web sites full of statistics, numbers, and picture of houses. Watching them you could get lost in a trance for hours at their sites.
The web sites are big and noisy. There are lots of bobbles to catch your eye as you dance from page to page. Lots of links and promises call out to you from the page, “Click Me – Click Me” they scream.
Then you hit the bottom – give them the info. They shake around there pile of stats and throw them out – the value of your home!
Now where do these stats come from? Are they all MLS sales? Does it include “Foreclosed Values” or “Whole Sale Values” unrelated to the retail sales price you could expect. Do the stats know about your kitchen upgrades? Do the stats realize that some of the home with in their radius of comparison are actually in a 55+ gated community and those values are way different? Do the stats know how well your landscaping and curb appeal is compared to the Bank Owned “as is” sale 3 blocks over?
Those stats mean no more than a pile of chicken bones thrown out on a blanket.
